After two years of construction, residents are moving into the luxury Opus Myers Park development situated at the iconic intersection of Queens and Providence roads in historic Myers Park. Remaining residences are priced from $1,325,000 and are available for immediate occupancy. These photos show the layout and design of two separate units.
The weather has delayed the outside progress a bit, but the inside is moving along nicely. As you can see from some these pictures many of the interior finishes are well under way. After about a year and a half, Duke Energy finally agreed to have the permanent power installed where we wanted it. In the garage, storage lockers are being dry walled and the sprinkler piping is going in. Tile is going down in the exterior terraces - looks very nice! The colonnade and the fire stair are under way and a be it rather slow, visible progress is being made. Opus is going to look terrific!
The first of the fire stairs is going in. Check out the “bridges” between building “D” and “E”. The interior finishes are starting to go in including the stone in the kitchens, plumbing fittings, and the front doors are getting their final coat of paint. The architectural cast concrete starts next week and the landscaping starts in about a month. Very exciting!
The concrete for the garage ramp walls is going in; tree wells are being waterproofed, and we also picked the courtyard pavers - “Autumn". The exterior continues to take shape. All of the building interiors are moving along as well. Countertops and trim-out will start in “C” next week. The monumental staircase will go in next week, too. We are meeting with the landscaper next week. Soon we will have the first finished interior pictures!
Almost all of the interior framing is complete. We are only lacking Building D3 at this point. Elevators are complete in Buildings B and C and are being installed in Building E now. Drywall is underway in all buildings except for E. Take a look at the first of the bathroom tile - it is awesome! Hardwood floors, interior doors and cabinetry will start in the new week or so.
The exterior finishes are coming together beautifully! Drywall is well underway on the interior and the first Otis elevator has been installed. Check out the size of the terrace door! Also, note how the entire ceiling of the units are sound batted. The tile folks are putting in shower pans and Durock on the walls. ALL of the buildings are completely framed with the exception of Building D, which should have its interior walls start going up later this week.
The exterior is coming along with brick and stucco are well underway. The exterior of the last building (D) is just about finished. The sample front door is installed for review. The drywall in unit C1 should start late this week. The masonry for the large tree well is having the block laid. The whole development is really taking shape!
We started hanging drywall in the first unit. Brick veneering also started this week. The brick color looks great! Piping is starting to be installed in the garage. Building A is getting enclosed and the interior walls should start next week. The last building (D) will start framing next week. Really taking shape!
Opus Myers Park is all battleship gray now with the waterproofing over all the sheathing. Weather permitting, the brick laying should start next Monday. Units in Buildings C, B and E are all now framed and drywall should start late next week in Building C. The development is taking shape slowly but surely!
We are just about ready for the exterior building finishes to start. The brick masons should be mobilizing late this week. Windows will be installed. Interior walls are finished in Building C and half finished in Building B. We have 4 of the 24 units now under contract and are working with several more prospects! Lots of construction workers on the job today. Welding and fireproofing in Building E, standing exterior walls in Building B, erecting steel on Building D, and MEP being installed in Building C. They will be pouring concrete floors in Building A on Saturday. There must be at least 50 guys here today!
Last week was so cold and windy that it was difficult to get work done on the outside of the Opus buildings. However, windows were set on the first two floors of Building C and interior walls have been started throughout C. In addition, the HVAC and plumbing subs have started roughing-in their work in Building C. Buildings A and E are ready for concrete and Building E will be poured either Friday and Saturday - weather permitting. The structural steel for the last building will start this coming Monday. The steel has gone up incredibly fast!
The developer of Opus Myers Park, Jim Gross, climbed to the top this afternoon and says it is not for the faint of heart! The steel on Building E is wrapping up and buildings A and E should have concrete floors poured next week as long as the cold weather permits. The exterior walls on Building B are in the beginning stage and the interior walls and windows on Building C will start next Tuesday. Looking awesome!
There is a lot of activity at Opus Myers Park! The windows for the first few floors of Building C arrive tomorrow. Fireproofing is being applied to the 3rd floor of Building B. The galvanized steel for the bridge between Buildings A and B is being installed. We are also starting to run plywood sub-floor in Building C tomorrow.
Installing more of the steel angle that supports the masonry veneer. The masons have installed a huge amount of scaffolding on C including the giant “hydro-mobile” self-climbing scaffolding. Gravel is being installed in the garage and the rest of the garage will be poured this Saturday. The steel for Building A arrives tomorrow and that is the 3rd building of the 5 we will be building! The framers are up to the 4th floor of C installing the exterior wall framing. Building B will have its concrete floors poured this Wednesday and Thursday. In short, things are moving along!
The steel on “B” is flying up! The concrete floors should be poured in about 10 days. The steel for “A” should start late next week. The wood exterior wall framing is almost finished on the first floor of “C” and the fireproofing is being applied to the fourth floor of “C”. Opus Myers Park is really taking shape and is looking awesome!
With the back half of the 1st floor now in place, the steel for Building B is going up. You now can start to see the the outline of the muse and how the development will look from the back looking forward to Providence Road. The steel erectors are still installing the large column enclosures. Looking great!
The developer, Jim Gross, climbed to the top floor of Building C this morning and took these photos. The view is awesome and you can easily see downtown. We also poured the first concrete in the garage. The material for the spray fireproofing has arrived and that work will start Monday. The view from the 5th floor down to the back half of the development is pretty cool. You can easily see the shape of Buildings B, A and E. That concrete will be poured on Tuesday (weather delayed) and the steel for Building B will begin on Thursday. The plumber is starting to drill holes for pipes this morning.
Back-filling around the perimeter of the building. We have the 2nd and 3rd floor of Building C poured and will be pouring 4 and 5 on Wednesday next week weather permitting. The garage is also taking shape and we are installing the last of the electric conduit and storm piping. The back half of the site should be poured this Saturday weather permitting.
We are setting the last of the steel on the first building (C). Unloading the first of the steel for the back half of the first floor. The concrete floors in Building C should be poured late next week and the week after. Fireproofing of the structural steel should start on November 13th. The framing of the walls will begin directly after.
We are getting closer to going vertical!!! Work is underway getting the first half of the dirt floor ready for concrete this Friday! The rest of the excavation will be finished today and the ramp is gone. The last of the elevator shafts will be started. We are getting down to only a few more concrete columns to pour. We are moving along at a great pace!
These photos were taken from Wed, Sept 27th through Fri., Sept 29th. The ramp is now all excavated and the last of the major foundations has been mostly excavated and poured. Next week the installation of the plumbing, mechanical and electrical that goes into the 1st floor slab gets installed. The following week, the first floor (half of it) gets poured. The structural steel for the first building will start (Building C) on 10/09/17. That frame will be up in 3 weeks! Once that happens all of the other trades will mobilize and things will really start rolling! Get ready!
